What is Enhanced Retro-Commissioning?

Throughout a building’s life, systems and equipment will degrade over time and result in increased energy costs, user discomfort, and quick-fixes by maintenance personnel, all costing your business time and resources. Enpowered’s Building Commissioning (Cx) & Diagnostics team delivers a project-specific and enhanced approach to existing building commissioning. Our program combines the typical processes of retro-commissioning (RCx), monitoring-based commissioning, and fault detection & diagnostics, with “The Internet of Things” for a complete system evaluation.

Coupling big-data analytics with infrastructure and internet-connected machinery, systems, and devices provides a number of key advantages such as improved operational efficiencies, enhanced resource allocation, and equipment failure prediction and prevention. Enpowered helps you connect, manage, and control previously unconnected devices to bring information and intelligence about your building as never seen before. This new intelligence provides a functional real-time view of operations, allowing Owners to efficiently and effectively manage their portfolio.

Step 1: Facility Evaluation

Enpowered evaluates facility utility consumption and generates the facility’s energy use intensity. This first pass screening tool allows the facility to be benchmarked against similar building types to determine the energy savings potential. A review of building drawings also provides additional insight into the energy using systems. This initial high-level view of the facility helps identify where detailed data-driven investigations will be done.

Step 2: Energy Disaggregation & Project Identification

Combining on-site inspections with energy monitoring enables disaggregation of energy usage based on end uses. Equipment investigation and system graphical trend review identify component parts or operations that are broken or functioning inefficiently. The deficiencies are broken into individual low or no cost measures and capital dependent energy conservation measures (ECMs) for further evaluation.

Step 3: Energy Savings and Financial Incentives

After the projects are identified, energy savings, costs, and incentives can be estimated. Each ECM is evaluated to yield an energy savings potential of the measure and estimated incentive. Enpowered works with the Owner to generate implementation costs that take into account any Owner processes or variables. The results are used to determine the ECM & project simple payback and life-cycle cost analysis (LCCA) can be generated.

Step 4: Data Analytics

As part of the project, a data analytics platform is installed to measure and verify the savings were realized. This platform can be a fault detection and diagnostics package or done through enhancing the existing Energy Management System (EMS).

Studies have shown that savings degrade over time and will eventually return to their previous operation. The installed system provides ongoing commissioning and analysis to ensure the savings persist over time and to identify new savings opportunities.

Step 5: Integration

—Internet of Things

The final step in the process is the creation of dashboards, and reporting based on the specific Owner needs. Supplementing the energy and system data with the “Internet of Things” (IoT) delivers customer specific analytics. These added data points provide an enhanced view of the Owner’s operations by including information specific to their business.

Audit and Report May Be Free

Enpowered Solutions is an active provider of utility-administered Enhanced Retro-commissioning (ERCx) program services. The ERCx program pays financial incentives for each kWh or Therm saved through the program.

Systems that qualify for the Program often rely heavily on system monitoring and analysis along with fault detection and diagnostics. Enpowered puts these systems in place to ensure that savings persist over time and that incentive funds are received.

In most cases, the incentives that Enpowered facilitates will pay for the initial audit and report at no cost to the owner.

Each free study provides valuable, expert analysis of your systems and identifies no and low-cost energy efficiency measures that may significantly reduce energy waste and operating costs. Enpowered Solutions maximizes SCE’s ERCx program to provide no-cost technical analysis and support for eligible university customers.
